The High Seas Plumbing mascot

How do you fix hard water and chlorine problems in a Tampa home?

High Seas fixes Tampa hard water and chlorine problems by testing your water in front of you, explaining what is in it, and laying out clear, upfront treatment options.

Are you tired of your Tampa tap water smelling like a public swimming pool, scrubbing crusty white scale off your showerhead, or dealing with skin that feels incredibly dry after every shower? While the city does a great job making the water biologically safe, the heavy chemicals and dissolved minerals they leave behind are actively attacking your home's plumbing infrastructure. High Seas Plumbing doesn't just guess at water quality; we test it right in front of you, explain exactly what is in your water, and provide clear, upfront options to fix it.

What are the signs Tampa tap water needs filtration?

A bleach or chemical smell at the shower, kitchen sink or drinking glass means Tampa's treatment chemicals are reaching your supply lines unfiltered.

Strong Chlorine or Pool Water Smell

You might notice a distinct bleach or chemical smell when you turn on the shower, run the kitchen sink, or fill a glass of water. This means the municipal water treatment chemicals are making it all the way into your home's supply lines without being filtered out. If ignored, you continue to ingest these chemicals daily, and your home suffers the consequences.

The chlorine also continues its daily wear and tear on your plumbing system. Over time, this constant chemical exposure breaks down the protective coatings inside your pipes. A whole-home filtration system stops this chemical intrusion at the source.

Crusty White Buildup on Faucets and Showerheads

You are probably constantly scrubbing a hard, chalky white substance off your plumbing fixtures, glass shower doors, and around the base of your faucets. This is scale buildup caused by high levels of dissolved calcium and magnesium, which is classic hard water. When the water evaporates, the rock is left behind to slowly choke off your water pressure.

This scale does not just sit on the outside of your fixtures. It builds up inside your pipes and water heater, eventually destroying expensive appliances from the inside out. When hard water is heated, it drops those minerals rapidly, creating a thick crust on heating elements.

Frequent Pinhole Leaks or Running Toilets

You might be experiencing unexplained leaks, particularly in older copper pipes, or find yourself constantly replacing the rubber flappers inside your toilet tanks. Nine times out of ten, this is not just old age causing the problem. The high chlorine content in the water supply makes rubber brittle and causes a chemical reaction that thins out copper pipes from the inside out.

This thinning process is called channeling, and it leaves your pipes dangerously weak. If the water quality is not addressed, fixing a single leak is just a temporary band-aid. The water will continue to eat away at the rest of your supply system, eventually requiring a full home repipe.

Dry Skin and Brittle Hair

You may notice that no matter how much lotion or conditioner you use, your skin feels tight and itchy, and your hair feels like straw after showering. Hard water minerals leave a microscopic film on your body that traps soap, while chlorine strips the natural oils from your skin and hair.

Ignoring this means continuing to live with daily discomfort. You will also keep spending unnecessary money on specialty soaps, lotions, and bottled water just to feel clean and hydrated. Correcting the water chemistry provides immediate relief for your skin and hair.

What is Causing Your Water Quality Issues

Tampa's water quality issues come from aggressive disinfection of the city's blended surface water supply, chemicals that are no longer needed once water reaches your plumbing.

Municipal Chlorination and Chloramines

To keep water safe as it travels miles from the treatment plant to your home, the city injects powerful disinfectants into the supply. Because Tampa relies heavily on blended surface water, the chemical treatment is aggressive. By the time it reaches your house, those chemicals have done their job and are no longer needed, but they enter your plumbing anyway.

The solution is a whole-home filtration system that acts as a final barrier for your property. This system strips the chlorine and chemicals out of the water the second it enters the home. It neutralizes the threat before the water ever touches your plumbing or your family.

High Dissolved Mineral Content

Rainwater absorbs minerals as it filters through the earth into the aquifer, becoming hard. Florida sits on a massive bed of limestone, meaning our groundwater is naturally packed with calcium and magnesium. This makes our local water some of the hardest in the state.

The solution involves installing a system that addresses these minerals so they cannot stick to your pipes. By physically removing or conditioning these minerals, you protect your home's infrastructure from severe scale buildup. This keeps your water pressure strong and your fixtures clean.

Aging Copper Supply Lines

The combination of aggressive water chemistry and older plumbing materials creates a perfect storm for expedited deterioration. Thousands of slab homes across our area were built with copper lines routed under the concrete. The local water chemistry aggressively attacks this older metal, wearing away the inner walls.

The solution requires an honest assessment of your current infrastructure. We test the water and inspect the pipes to determine if the copper is still viable. If it is, whole-home filtration will protect it and extend its life, but if the pipes are already failing, we address the plumbing first.

What are the two plumbing systems in a Tampa home?

A Tampa home has a pressurized supply system that brings clean water in and a gravity drain system that carries wastewater out, and each one fails differently.

Most homeowners do not realize that their home actually has two completely separate plumbing systems. Your supply lines bring clean, pressurized water into the house, while your drain lines rely on gravity to carry wastewater away. These two systems have completely different failure modes and require entirely different solutions when things go wrong.

Water quality issues specifically attack your supply system. The pressurized pipes carrying chlorinated, hard water are the ones experiencing the daily chemical wear and tear. When we talk about whole-home filtration, we are talking about protecting this critical supply infrastructure from expedited deterioration.

What to Expect During the Service Visit

A Tampa service visit includes a chlorine and hardness test at your kitchen sink and a whole-home plumbing inspection to see how the water is affecting your pipes and water heater.

We believe in an evidence-led diagnosis, which means we never just guess at what is wrong with your water. When High Seas Plumbing arrives at your home, we test your water right at the kitchen sink so you can see your exact chlorine and hardness levels for yourself. Every service call includes a comprehensive whole-home plumbing inspection to see how the water is actually impacting your supply lines, water heater, and fixtures.

Our brand promise is simple: we'll tell you what you need, and what you don't. We will show you the difference between normal wear and tear and expedited deterioration caused by water quality. If your pipes are failing, we will show you the thinning copper, and we will never present a want as a need.

There is a massive difference between a proper diagnosis and an educated guess. Once we diagnose the issue, we present clear options on site. You receive upfront flat-rate pricing with no hidden fees before any work begins, and we have financing available to ensure the right solution is accessible.

Related Services You May Need

If extreme hardness, not chemical taste, is the main issue in your Tampa home, a dedicated water softener may be a better fit than filtration alone.

Depending on what our testing and inspection reveal, a standard filtration setup might just be one part of the puzzle. If extreme hardness is your primary issue rather than chemical taste and smell, dedicated water softeners might be the more appropriate solution to protect your fixtures and water heater. We evaluate the exact mineral content to ensure you get the right equipment for the job.

Alternatively, if Tampa's chlorinated water has already caused severe channeling and pinhole leaks in your under-slab copper lines, filtration alone will not fix the compromised pipes. We may need to discuss whole-home repiping to secure the house first. Once the new pipes are in place, we can install filtration to protect the brand-new system from suffering the same fate.

What does waiting to treat Tampa water cost you?

Waiting shortens the life of Tampa water heaters, dishwashers and washers as scale builds and hoses turn brittle, while bottled water and extra detergent add ongoing expense.

Hard water and chlorine are the natural enemies of your water heater, dishwasher, and washing machine. Waiting to address water quality drastically reduces the lifespan of these expensive appliances as scale builds up on heating elements and rubber hoses become brittle. Without whole-home filtration, you also end up spending hundreds of dollars a year on bottled water and extra laundry detergent, because hard water requires more soap to lather.

You will also notice the premature replacement of clothes that fade quickly in chlorinated wash cycles. Beyond ruined appliances and ruined laundry, the longer heavily chlorinated water runs through older copper pipes and rubber fixture seals, the closer your system gets to failure.

What starts as a minor water quality annoyance eventually becomes a catastrophic slab leak or a flooded bathroom. Addressing the root cause now saves your plumbing infrastructure from completely falling apart. Fixing the water today prevents an emergency plumbing disaster tomorrow.

Questions we get

Whole-Home Filtration — questions we get

Do I actually need a softener here?

Test first. Much of this region — especially well-supplied areas of Pasco — runs hard enough that scale shortens water heater and fixture life. But hardness, iron and pH vary street to street, and the test decides both whether you need one and how it should be sized.

My water smells like rotten eggs. Is that the drain?

Usually not. If the smell is worse on the hot side, it's hydrogen sulfide reacting with the water heater's anode rod. The fix is a water test, then the right anode material plus treatment — replacing the heater alone often brings the smell straight back.

My softener isn't working. Does it need replacing?

Often not. Control heads, injectors and brine valves are repairable, and spent resin can be replaced without replacing the system. A unit that never regenerates is usually a control or a salt-bridge problem, not a dead softener.

What causes orange or brown staining in sinks and toilets?

Iron in the water, which is common on wells here. It needs iron-specific treatment; a standard sediment or carbon filter won't hold it back for long.
