Water Heater Repair
Waking up to ice-cold showers or a leaking tank? We diagnose the exact issue and restore your hot water supply quickly and safely.

Is Your Water Heater Leaking, Popping, Or Running Cold?
A leaking, popping or cold water heater is actively failing and needs a professional diagnosis, and High Seas Plumbing works to find the exact issue and restore your hot water.
Are you waking up to ice-cold showers, hearing loud popping noises from the garage, or finding a growing puddle around the base of your tank? These are clear signs of an active failure that requires immediate professional attention, not a temporary DIY fix. High Seas Plumbing is ready to diagnose the exact issue and restore your hot water today.
What are the warning signs your water heater needs repair?
No hot water at all is the clearest sign, usually from a tripped high-limit switch or burned-out element in an electric tank, or a failed thermocouple or pilot in a gas unit.
Sudden Loss of Hot Water
You turn on the tap and get absolutely nothing but cold water, no matter how long you let it run. In an electric tank, this usually means a tripped high-limit switch or a burned-out upper heating element, while gas units often suffer from a failed thermocouple or a dead pilot light. Resetting a tripped switch without fixing the underlying electrical short will only lead to another sudden failure, leaving you right back where you started.
Running Out of Hot Water Too Fast
Your showers are getting shorter, and a tank that used to handle two back-to-back showers can now barely make it through one before turning lukewarm. This happens when the lower heating element dies, leaving only the top half of your tank to heat the water, or when a broken dip tube allows cold water to mix directly into the hot supply. You are paying to heat a full tank of water but only getting half the capacity, which overworks the surviving element until it fails completely.
Popping, Banging, or Rumbling Noises
When the tank is heating, it sounds like rocks tumbling in a dryer or a heavy pot of water boiling violently inside your garage. This is the sound of water trapped under a thick layer of hard mineral scale at the bottom of the tank turning to steam and violently bubbling up. This sediment acts as an insulator that forces the heater to run longer and hotter, baking the internal lining and drastically shortening the lifespan of the tank.
Discolored or Rusty Hot Water
The cold water looks fine, but when you turn on the hot water tap, it comes out looking yellow, brown, or distinctly rusty. This means the sacrificial anode rod inside your tank has completely depleted, leaving the water to actively eat away at the exposed steel inside your tank. Rusty hot water is the final warning sign before a catastrophic tank failure, and ignoring it will eventually result in a burst tank and extensive water damage.
Puddles or Leaks Around the Base
You find a puddle of water around the bottom of the water heater or notice a steady drip coming from the side of the tank. If the leak is coming from a fitting or the temperature and pressure relief valve, it is a replaceable part that we can easily swap out. However, if water is leaking from the metal jacket of the tank itself, the internal steel cylinder has rusted through and cannot be repaired.
What causes water heater failures in Tampa Bay?
Very hard Tampa Bay water is the leading cause, as calcium and magnesium settle at the bottom of the tank and bury the lower heating element until it overheats and shorts out.
Severe Sediment Buildup and Element Failure
Tampa Bay is notorious for having very hard water, causing calcium and magnesium to settle at the bottom of the heater over time. This forms a concrete-like layer of scale that completely buries the lower heating element, causing it to overheat, split open, and short out. We test the elements for continuity to confirm the failure, and if the tank is still structurally sound, we can flush the loose sediment and replace the burned-out element.
Depleted Anode Rods from High Chlorine
Municipal water in our region is treated with heavy doses of chlorine, which is incredibly aggressive on plumbing systems and rapidly destroys the factory-installed anode rod. Once that protective rod is gone, the highly chlorinated water starts attacking the bare steel of the tank, initiating the rusting process. If caught early, we can extract the worn-down rod and install a new one, but if the tank is already producing heavy rust, we will evaluate its structural integrity before recommending a fix.
Faulty Temperature and Pressure Valves
The temperature and pressure relief valve is a critical safety device designed to release water if the internal conditions get dangerously high. Due to age, hard water scale, or thermal expansion in closed plumbing systems, these valves can get stuck open and cause a constant leak down the side of the tank. We test your home's water pressure to rule out broader thermal expansion issues before draining the tank and installing a brand-new safety valve.
What happens during a water heater repair visit?
A water heater repair visit starts with listening to what you have noticed, then testing the current unit before any replacement is mentioned, so the recommendation rests on evidence.
When our trucks arrive at your home, we start by listening to exactly what you have been experiencing with your system. We do not just walk in and tell you that you need a new water heater without looking at the evidence. First, we run a visual and diagnostic check on your current unit, testing the electrical continuity of your heating elements, checking the gas valve, and inspecting the tank for active rust or structural breaches.
We will tell you what you need, and what you don't. If a replacement element will give your tank another five years of reliable life, that is exactly what we will recommend and install. If the internal lining is failing and a repair would be a complete waste of your money, we will show you the rust and explain why the system is in the expedited deterioration stage.
Every service call includes a complimentary whole-home plumbing inspection, allowing us to catch high pressure issues or severe hard water conditions that might be quietly destroying your fixtures. Once we have all the evidence from our diagnostics, we provide upfront, flat-rate pricing so you know exactly what the repair will cost before any wrenches are turned. High Seas Plumbing is a licensed Florida plumbing contractor, and we back up every diagnosis with hard proof.

Exploring Other Hot Water Solutions
When testing shows a tank has rusted through and cannot safely hold pressure, repair is off the table, and the next step is walking through replacement options that fit your home and usage.
If our diagnostic tests reveal that your tank has rusted through and cannot safely hold pressure, a spot repair is no longer an option. In that scenario, we will walk you through water heater replacement options that fit your home's footprint and your family's usage. If you are tired of running out of hot water entirely or want to reclaim space in your garage, this is also the perfect time to look into tankless water heaters, which heat water on demand rather than storing it in a deteriorating steel tank.

Questions we get
Water Heater Repair — questions we get
Should I repair or replace my water heater?
A failed element, thermostat, gas valve or anode is a repair. A tank that's weeping at a seam or the base is not repairable — once the lining fails, the tank is done. Age and how the tank has been maintained decide most of the borderline cases, and we'll tell you which side yours is on.
Why does my hot water run out faster than it used to?
Usually sediment. Minerals settle on the bottom of the tank and insulate the burner or lower element from the water, so recovery slows and usable capacity shrinks. Popping or rumbling from the tank is the same problem announcing itself.
How often should a water heater be flushed?
Annually is the general rule, and more often on well or notably hard water. Flushing it is also the natural time to check the anode rod, which is the part that decides whether the tank rusts through or not.
