Water Treatment
Water Softeners
Tired of scrubbing chalky white crust off your showerhead? We install reliable treatment systems that stop mineral damage at the source.

How can you stop hard water damage in a Tampa Bay home?
The way to stop hard water damage is a properly sized water softener, installed or repaired after a water test, so minerals are removed before they reach your plumbing.
Are you tired of scrubbing chalky white crust off your showerhead, dealing with dry, itchy skin after every shower, or listening to your water heater pop and bang like a percolating coffee pot? These are undeniable signs that heavy minerals are actively destroying your home's plumbing infrastructure, and no amount of vinegar or specialty lotions will fix the root cause. At High Seas Plumbing, we are ready to test your water and install or repair a softener system that stops the mineral damage at the source.
What are the signs your home needs a water softener?
Common signs you need a water softener are chalky white or yellowish crust on faucets, cloudy film on shower glass, clogged aerators, lower water pressure and stiff valves.
Stubborn White Crust on Faucets and Showerheads
You might notice a chalky white or yellowish buildup crusting around the base of your faucets and leaving a permanent cloudy film on glass shower doors. This is scale left behind when hard water evaporates, and it is actively destroying the finish on your expensive plumbing fixtures. This rock-hard buildup clogs your aerators, causing a severe drop in water pressure, and eventually seizes up the internal cartridges of your valves.
Dry, Itchy Skin and Straw-Like Hair
If slathering on lotion right after a shower is mandatory to avoid itching and your hair feels brittle and tangled, your water is reacting aggressively with your soap. Hard water minerals create sticky soap scum instead of a rich lather, trapping dirt against your skin and completely blocking moisture. Chronic skin irritation becomes the norm, and you end up using twice as much soap, shampoo, and laundry detergent just to get things clean.
A Popping or Rumbling Water Heater
When your water heater sounds like a percolating coffee pot or makes loud popping noises, heat is causing scale to drop out of the water at an accelerated rate. These minerals precipitate and build a thick layer of solid rock at the bottom of your tank, sitting directly between the heating element and the water. Your unit is forced to work twice as hard to heat water through that stone, which spikes your energy bills immediately and drastically accelerates the deterioration of the tank.
Glassware Comes Out of the Dishwasher Cloudy
Pulling glasses and silverware out of the dishwasher only to find them covered in hard water spots or a permanent milky film is endlessly frustrating. The dishwasher might be cleaning the dishes, but during the heated drying cycle, the mineral-heavy water evaporates and bakes calcium deposits directly onto your glassware. You end up hand-washing dishes that just went through a machine or spending extra money on chemical rinse aids just to get your glasses looking presentable.
Drastic Drop in Water Pressure
You turn on the kitchen sink or shower and notice a weak, sputtering stream instead of the strong flow you used to have. Scale buildup does not just coat the outside of your fixtures; it calcifies inside the narrow supply lines and aerators. Over time, this buildup physically chokes off the water supply to your faucets, reducing the internal diameter of your pipes and stressing the joints.
Why Tampa Bay Water is So Hard on Your Plumbing
Tampa Bay water is hard because it comes from the Floridan Aquifer, a limestone system that dissolves into the water and loads it with calcium and magnesium.
The Floridan Aquifer
Our region gets the vast majority of its municipal and well water from the Floridan Aquifer, which is essentially a massive underground limestone cave system. As water sits in the aquifer, it slowly dissolves the limestone, picking up massive amounts of calcium and magnesium before it ever reaches the municipal treatment plant. The only effective solution is a properly sized ion-exchange water softener that physically swaps out those hard, destructive calcium ions for soft sodium or potassium ions before they enter your plumbing.
Outdated or Depleted Softener Systems
If you already have a water softener but your water feels hard again, the system has likely reached the end of its lifespan or suffered a mechanical failure. Over time, a hard crust of salt known as a salt bridge can form in the brine tank, preventing the system from pulling the brine it needs to clean itself. The control valve can also fail, or the resin bed itself simply loses its ability to hold a charge after a decade of heavy use.
Undersized Big-Box Store Units
A previous homeowner may have bought a cheap, one-size-fits-all unit off a hardware store shelf that simply does not have the grain capacity to handle our specific regional hardness levels. These undersized units get completely overwhelmed by your household's actual daily water usage, failing to regenerate efficiently and leaving your plumbing totally unprotected. We calculate your home's actual water hardness in grains per gallon and multiply it by your household's daily usage to ensure any system we install has the correct capacity.
High Chlorine Degrading the Resin
Municipalities pump heavy chlorine and chloramines into the water supply to keep it safe for consumption as it travels to your home. Unfortunately, these harsh chemicals act like bleach on a standard water softener's resin bed. Continuous exposure breaks down the resin beads into a mushy paste, drastically reducing the system's ability to remove calcium and magnesium from your water.
What to Expect When We Evaluate Your Water
When High Seas evaluates your water, the technician tests hardness right in front of you and completes a whole-home plumbing inspection before recommending any softener.
At High Seas Plumbing, our brand promise is simple: We'll tell you what you need, and what you don't. Every service call across the region includes a whole-home plumbing inspection because we refuse to guess when it comes to the health of your infrastructure. When we arrive to evaluate your water quality, we start with hard evidence, pulling a water sample and testing the hardness right in front of you so you have a clear picture of what is flowing through your pipes.
We will inspect your water heater for scale damage, check your fixture aerators, and evaluate your supply lines to see exactly how much mineral buildup has already occurred. Many older slab homes in our area have older copper or galvanized supply lines that are incredibly susceptible to mineral restriction and pressure issues. If a water softener makes sense for your home, we will present you with options on-site, tailored to your family's water usage and the specific hardness of your neighborhood's supply.
You get upfront, flat-rate pricing with no hidden fees, and we have financing available to make the right solution accessible. We are a licensed Florida plumbing contractor, veteran-owned and owner-operated, committed to providing a clear diagnosis without the manufactured urgency or high-pressure sales tactics that plague this industry. You will see the evidence for yourself, understand exactly how the system works, and make an informed decision about protecting your home.

Should you pair a water softener with whole-home filtration?
Often, yes. A softener removes hardness, while whole-home filtration strips out chlorine, chloramines and chemical tastes, so pairing the two protects both your plumbing and your water.
Hardness is only half the battle when it comes to local water quality. The other half is the heavy chlorine and chloramines the municipalities use to treat the water, which can dry out your skin and prematurely degrade rubber seals and older pipes. We frequently pair our water softeners with whole-home filtration systems to strip out the chlorine, volatile organic compounds, and chemical tastes, giving you bottled-quality water at every tap and total protection for your plumbing infrastructure.

Questions we get
Water Softeners — questions we get
Do I actually need a softener here?
Test first. Much of this region — especially well-supplied areas of Pasco — runs hard enough that scale shortens water heater and fixture life. But hardness, iron and pH vary street to street, and the test decides both whether you need one and how it should be sized.
My softener isn't working. Does it need replacing?
Often not. Control heads, injectors and brine valves are repairable, and spent resin can be replaced without replacing the system. A unit that never regenerates is usually a control or a salt-bridge problem, not a dead softener.
How is a softener sized?
By grain capacity against actual household demand — hardness level, number of people and fixture count. A unit sized on a guess either regenerates constantly or never keeps up, and both are avoidable with a water test.
