Dealing with a relentless drip or a soggy bathroom cabinet? We diagnose the leak and replace worn components so your fixtures work flawlessly.

Who fixes leaky faucets and sinks across Tampa Bay?
High Seas Plumbing fixes dripping faucets and leaking sinks across Tampa Bay by diagnosing the leak and replacing the worn components before water rots the cabinet.
Is your bathroom faucet dripping relentlessly all night, or have you discovered a warped, spongy cabinet floor under your kitchen sink? These are clear signs of a mechanical failure that will waste water and rot your cabinetry if left ignored. High Seas Plumbing is ready to diagnose the leak, replace the worn components, and get your home's fixtures working flawlessly again.
When do faucets and sinks need a plumber?
A faucet needs a plumber when it keeps dripping with the handle fully off, which means a washer, O-ring or cartridge inside has worn, cracked or been scored by debris.
The Relentless Drip That Won't Stop
You turn the handle all the way off, but the spout keeps dripping a slow, steady trickle that echoes through the house and keeps you awake. Mechanically, the internal mechanisms that block water flow—usually a rubber washer, an O-ring, or a ceramic cartridge—have worn down, cracked, or become deeply scored by debris. If ignored, a dripping faucet wastes thousands of gallons of water a year, drives up your utility bill, and leaves permanent, crusty hard-water stains in the sink bowl.
Water Pooling Under the Vanity
You reach under the sink for a sponge and your hand comes back wet, while the bottom of the cabinet starts smelling musty and feeling soft. This usually means the supply lines bringing water to the faucet are leaking at the connection points, or the P-trap has corroded and vibrated loose. Cabinet wood acts exactly like a sponge, meaning a neglected under-sink leak will eventually force you to rip out and replace the entire vanity due to severe rot and mold.
Stiff or Grinding Faucet Handles
When you go to turn the water on, the handle feels incredibly stiff, requires two hands to move, or makes a gritty, grinding sound when you twist it. This happens when mineral deposits build up inside the valve body, or when the cartridge’s internal factory lubricant has completely washed away. Forcing a stuck handle will eventually snap the stem or strip the handle entirely, leaving you with a faucet stuck in the on position and no way to shut it off.
Sputtering or Low Water Pressure
The shower has great pressure, but the bathroom sink barely pushes out a weak, sputtering stream of water that takes forever to fill a cup. Nine times out of ten, the aerator at the tip of the spout is completely clogged with calcium scale, rust flakes, or sediment traveling from your older pipes. It can also indicate a failing shut-off valve under the sink that has restricted the flow and requires professional replacement before the sink becomes completely unusable.
A Wobbly or Loose Faucet Base
The entire faucet shifts, swivels, or lifts slightly off the sink deck when you grab the handle or move the spout to wash dishes. The mounting nut underneath the sink has vibrated loose over time, or the rubber gasket sealing the faucet to the sink deck has rotted completely away. A loose faucet creates a direct path for splashed water to seep straight down into the cabinet below while putting dangerous, undue stress on your fragile supply lines.
Why Faucets and Sinks Fail in Tampa Bay
Faucets and sinks fail early in Tampa Bay because hard water and high chlorine dry out rubber seals and leave scale that grinds away cartridges.
Hard Water and High Chlorine Degradation
Tampa Bay is known for having incredibly hard water and high chlorine levels, which creates a worst-case scenario for the lifespan of your plumbing fixtures. The chlorine bakes the elasticity right out of rubber O-rings and seals, while the dissolved calcium leaves rock-hard scale deposits inside the cartridges that grind away the components. The solution usually involves replacing the ruined cartridges or the entire fixture, addressing the primary reason your plumbing is aging prematurely in this environment.
Seized Angle Stops and Supply Lines
Homeowners often try to replace a dripping faucet themselves, only to find they cannot turn off the water because the oval-handled shut-off valves under the sink have seized. The internal washers rot and the metal stems lock up over years of disuse, and forcing them can snap the valve to create an indoor geyser that floods the kitchen. Fixing a faucet properly often means cutting off and replacing these old, frozen angle stops first so the new fixture has a safe connection.
Corroded Metal P-Traps and Tailpieces
In older homes across the region, it is incredibly common to find original, thin-walled chrome or brass drain assemblies hidden under the sinks. Over decades, the harsh chemical cleaners poured down the drain and the constant flow of water eat through this thin metal from the inside out until the pipe crushes like a soda can. The permanent, reliable solution is removing the rotted metal and replacing the entire drainage assembly with modern, durable tubular PVC that will not rust.
Builder-Grade Fixture Fatigue
Many newer builds and flipped homes feature fixtures that look shiny and modern on the outside but are built with cheap plastic waterways on the inside. These low-grade fixtures simply are not built to withstand daily use and local water conditions, often failing and cracking open within two to three years. We will show you the broken plastic internals and recommend replacing the unit with a professional-grade fixture built with a solid brass body that will actually last.
What to Expect When We Inspect Your Fixtures
Expect us to listen first, then check the supply lines, test the angle stops and inspect the P-trap before recommending any repair.
At High Seas Plumbing, we don’t just swap parts and hand you a bill, because we believe in confirming the diagnosis before we sell the job. When our trucks arrive at your home, we start by listening to what you have been experiencing before diving under the sink to inspect the components. We check the condition of the supply lines, test the angle stops to ensure they actually shut off, and inspect the P-trap for hidden corrosion.
Every service call includes a whole-home plumbing inspection, where we check your incoming water pressure because high pressure will blow out a brand-new faucet cartridge just as fast as an old one. We will show you exactly what we find—whether it is a simple stripped cartridge, severe scale buildup, or a failing shut-off valve—so you can see the evidence for yourself. Once we know the full scope of the problem, we give you upfront, flat-rate pricing and financing options.
We'll tell you what you need, and what you don't. We are a licensed Florida plumbing contractor (CFC1434698), and our veteran-owned, owner-operated team ensures you have the right information to make an informed decision about your home.

Other Fixtures We Handle
Toilets and garbage disposals can be inspected and serviced during the same visit as a faucet or sink repair.
If you are updating the fixtures in your bathroom, you may also be dealing with a running or rocking toilet that needs professional attention alongside your sink. In the kitchen, a persistent drain issue is often the perfect time to evaluate your garbage disposal, especially if it has started humming, leaking, or failing to grind food waste properly. We can inspect and service these fixtures during the same visit to ensure your entire plumbing system flows smoothly.
Stop the Dripping and Protect Your Cabinets
You do not have to live with a faucet that requires vice grips to turn off, or a sink that is slowly destroying your vanity cabinet with every drip. Ignoring the problem only leads to higher utility bills and expensive structural damage to your floors and drywall.

Questions we get
Faucets & Sinks — questions we get
Why does my faucet still drip after a new washer?
Because the seat or the cartridge is worn, not the washer. Many modern faucets are cartridge-based and rebuild cleanly; some are worth replacing outright once parts are discontinued. We'll tell you which yours is.
My shutoff valve won't close. Is that a big job?
No — replacing an angle stop is small and inexpensive. It's worth doing during any other fixture work, because a seized stop is the reason a simple repair turns into shutting off the whole house next time.
One fixture has low flow but the rest are fine. Why?
Almost always local: a clogged aerator, a scaled cartridge or a partly closed stop. Hard water is the usual cause here, and it's a quick fix rather than a plumbing-system problem.
