01
Pasco County
Well water and hard water are the norm here
Large parts of Pasco County sit outside a municipal water main, so homes draw from private wells with their own pressure tank, and even connected neighborhoods run hard, mineral-heavy groundwater. That shapes almost every call: scaled tankless heat exchangers, crusted aerators, short water-heater life, sulfur odor on the hot side, and softeners that were sized for a smaller house than the one they're in now.
02
Pinellas County
Older, denser housing stock on tight lots
Pinellas is one of the most built-out counties in Florida, and a large share of its homes went up between the 1950s and 1970s — which means original cast-iron drain lines, galvanized supply runs and sewer laterals that have never been scoped. Lot lines are tight, so locating a lateral accurately before digging is the difference between a spot repair and a driveway.

Hillsborough County
A mix of mid-century cores and fast newer build-out
Hillsborough spans both ends of the range: mid-century neighborhoods with cast-iron drains and aging supply piping, and large stretches of newer construction on slab with CPVC or PEX. The right first step is different for each — a scope for the older homes, and pressure and fitting checks for the newer ones where a single failed fitting inside a wall does the damage.
